1. About us

Willows Property ("we", "us", "our") operates willowsdeals.com (the "Site"), a UK property deal sourcing and education platform. By using the Site you agree to these Terms.

2. What we do — and what we don't

We surface publicly listed UK property opportunities and provide educational content. We are not regulated financial advisers, solicitors, surveyors, or mortgage brokers. Nothing on the Site is financial, legal, tax or investment advice. You must do your own due diligence and seek qualified professional advice before any property transaction.

3. Deal information

Listings, prices, yields and projections are estimates compiled from public sources and third parties. We do not guarantee accuracy, availability, or that any deal will complete on stated terms. Properties may be sold, withdrawn or repriced at any time without notice.

4. Subscriptions & payments

Paid subscriptions are billed via Stripe. Trials, prices and renewal terms are shown at checkout. You can cancel anytime; cancellation takes effect at the end of the current billing period. Refunds are at our discretion and not generally provided for partial periods.

4a. Introducer model & 3% sourcer fee

Willows operates as an introducer. Every deal listed on the Site is uploaded by an independent third-party deal sourcer who is solely responsible for the deal, the data presented, and any dealings with the vendor or agent. Before unlocking the address of a deal, an investor must e-sign an Introducer & Non-Circumvention Agreement. By signing, the investor agrees, for a period of 12 months from signature, not to bypass the sourcer or Willows in respect of that property, and — if the investor proceeds to complete the purchase — to pay the sourcer a fee equal to 3% of the agreed purchase price. The fee is paid directly to the sourcer on completion via a solicitor's undertaking; Willows is not party to the purchase funds. Completion is confirmed in-app by both the sourcer and the investor. The full terms of the agreement are presented at the point of signature and form a binding contract between the investor and the sourcer, with Willows named as introducer and intended beneficiary.

5. Acceptable use

You may not scrape, resell, redistribute, or reverse-engineer our content, deal data, or platform. You may not use the Site to harass sellers, agents, or other users. We may suspend access for breach without refund.

6. Intellectual property

All Site content, code, branding and compiled deal data is © Willows Property and protected by UK copyright law. You receive a limited, non-transferable licence to use the Site for your own personal property research.

7. Liability

To the maximum extent permitted by law, we are not liable for any loss arising from property purchases, missed deals, inaccurate listings, or reliance on Site content. Nothing in these Terms limits liability for death, personal injury caused by negligence, or fraud.

8. Governing law

These Terms are governed by the laws of England and Wales. Disputes are subject to the exclusive jurisdiction of the English courts.
